HMDA Sets ₹120-Cr Floor Price for Kokapet Land

HMDA has announced fresh e-auctions across nine locations in and around Hyderabad, fixing a reserve price of ₹120 crore per acre for 4.59 acres in Kokapet Neopolis and ₹99 crore per acre for 3.15 acres in Moosapet.

The Hyderabad Metropolitan Development Authority (HMDA) has announced a fresh round of land and plot auctions across nine locations in and around Hyderabad, fixing a minimum price of ₹120 crore per acre for a parcel in Kokapet Neopolis and ₹99 crore per acre for land in Moosapet.

The authority has issued an e-auction notification after an earlier sale attempt for the Kokapet parcel was discontinued as it secured only a single bid. HMDA will auction 4.59 acres in Survey Nos. 239 and 240 in the Kokapet Neopolis layout.

In Moosapet, the authority has offered 3.15 acres. The e-auctions will cover land parcels and plots in nine locations, including Kokapet, Raidurg, Kapra, Bachupally, and Ameenpur. Plot sizes range from 302 to 8,591 square yards, with reserve prices varying by location.

Plots Across Hyderabad

HMDA has offered 45 plots in its Inmulnarva layout in Farooqnagar mandal of Rangareddy district. Measuring between 185 and 300 square yards, the plots carry a reserve price of ₹15,000 per square yard. In the previous auction, the highest bid in the layout was ₹20,000 per square yard.

The authority will also auction 50 plots in its Bachupally layout in Medchal–Malkajgiri district. These plots range from 266 to 499 square yards, with a reserve price of ₹45,000 per square yard. In Hakimpet under Shaikpet mandal, eight plots measuring between 1,084 and 1,437 square yards have a reserve price of ₹2 lakh per square yard.

Across the other listed locations, reserve prices for plots range from ₹30,000 to ₹1.50 lakh per square yard. The e-auctions are scheduled between November 12 and 27. Interested bidders must register through the HMDA website by paying a registration fee of ₹1,180 and depositing the prescribed earnest money deposit (EMD) for each plot.

Successful bidders must pay 25 per cent of the sale value, after adjusting the EMD, within seven days. The remaining amount is payable within 60 days, in accordance with the auction terms, to complete the transaction and registration process.
