Kokapet Land Hits Rs 120 Crore an Acre in HMDA E-Auction

Hyderabad’s premium land market continued to scale new highs as plots in HMDA’s Neopolis layout and Golden Mile Site-1 at Kokapet attracted bids of up to Rs 120 crore per acre in e-auctions held on September 9, reflecting sustained investor confidence and strong demand for strategically located land parcels in the city’s western corridor.

The highest bid came for Plot No. 17 in the Neopolis layout, spread over 4.59 acres, which received a bid of Rs 120 crore per acre. The plot attracted a single bidder.

Another major highlight was the 0.70-acre plot in Golden Mile Site-1, which witnessed intense competition. Against an upset price of Rs 70 crore per acre fixed by the Hyderabad Metropolitan Development Authority (HMDA), the plot drew a highest bid of Rs 115 crore per acre, highlighting the premium commanded by land parcels in Kokapet.

HMDA conducted the e-auctions for the two plots located in Kokapet village of Gandipet mandal in Rangareddy district. The authority said the auctions received an encouraging response from bidders.

Both plots are located in one of Hyderabad’s fastest-growing real estate corridors and enjoy seamless connectivity to the Outer Ring Road (ORR), Financial District, Gachibowli and Hi-tech City. Their proximity to major office hubs, social infrastructure and upcoming developments has continued to drive interest from developers and investors.

Industry observers noted that the strong bids show the growing value of land in western Hyderabad, particularly in Kokapet and Neopolis, which have emerged as key destinations for premium residential, mixed-use and commercial development.
