PROPERTY PULSE
Bollywood celebrities are investing in commercial real estate to diversify their earnings, generate rental income and build long-term wealth.
Recent transactions involving Sonu Sood, Hrithik Roshan and his family, Saif Ali Khan, Sara Ali Khan and Amrita Singh, and Madhuri Dixit illustrate how office properties are being used to generate recurring income or realise gains through resale.
The deals range from multi-crore rental agreements to office acquisitions worth tens of crores of rupees. While leases provide a stream of income over a fixed period, property sales can deliver capital gains when assets appreciate in value.
Sonu Sood: ₹3.52-Cr over 5 Yrs
Actor Sonu Sood has leased a commercial property in Aram Nagar, Versova, in Mumbai’s Andheri West, to a coffee company. The agreement, registered in October 2026, is expected to generate total rental income of approximately ₹3.52 crore over five years.
Sood had earlier leased his office space in Bandra-Kurla Complex (BKC), Bandra East, to HDFC Bank. The 2,700 sq. ft. property was purchased in 2012 for ₹24.25 crore.
Hrithik Roshan’s Family: ₹80-Cr in Acquisitions
Actor Hrithik Roshan, along with his father and filmmaker Rakesh Roshan, mother Pramila Roshan, and sister Sunaina Roshan, purchased several office spaces in Mumbai in 2025. The transactions, carried out individually and through family-linked entities, were valued at approximately ₹80 crore.
These acquisitions reflect a strategy of investing in commercial properties to benefit from potential capital appreciation and rental income.

The tenant was also granted a two-month rent-free period to prepare the premises according to its requirements. Khan has also invested in commercial real estate. In November 2025, he purchased two office units measuring a combined 5,681 sq. ft. in Kanakia Wall Street, Andheri East, for ₹30.75 crore.
Sara Ali Khan & Amrita Singh: ₹3.76-Cr Deal

Madhuri Dixit: 9x Appreciation in 18 Yrs
Actress Madhuri Dixit sold her commercial office property in Andheri West, Mumbai, for ₹4.85 crore on June 23, 2026. She had purchased the same property in 2008 for ₹52.5 lakh. The sale price was approximately 9.2 times the original purchase price, representing appreciation of around 824 per cent. This is the gross increase in property value before transaction expenses, taxes and other ownership costs.
Focus on Steady Flow of Income
Income in the film industry can depend on projects, remuneration and brand endorsements. Commercial real estate offers an additional income stream that can help diversify earnings. Long-term lease agreements and pre-agreed rent escalation clauses can make future income more predictable. Actual returns, however, depend on location, tenant demand, vacancy periods, maintenance costs and market conditions.
