Manasum, Signature Global partner for senior living

Manasum Senior Living has partnered with Signature Global to develop a 164-unit senior living project in Gurugram, marking its entry into the Delhi-NCR market. The project has an estimated sales potential of ₹575 crore.

Named Manasum Varishta, the project is located at Signature Global Sarvam in DXP Estates, Sector 37D, Gurugram. It will comprise 164 three-bedroom apartments in two configurations of 1,815 sq ft and 1,840 sq ft, with an indicative price of around ₹3.7 crore per unit.

Under the partnership, Signature Global will handle land, development, construction, project financing, approvals and liaisoning. Manasum will lead marketing and sales and manage senior living operations and services after handover.

The development forms part of a 14-acre project with an overall development area of around 3.6 million sq ft. The construction contract has been awarded, with work expected to begin within a month. The companies are targeting sales closure within 12–18 months, while handover is expected in approximately 48 months.

The senior living offering will include food and beverage services, concierge, housekeeping, round-the-clock healthcare support, an ambulance on standby and community engagement activities.

Devender Aggarwal, joint managing director of Signature Global, said the partnership combines the developer’s execution capabilities with Manasum’s specialised senior living expertise. He said Signature Global would develop the project to Manasum’s specifications, while Manasum would lead sales and manage operations.

Anantharam V. Varayur, co-founder of Manasum Senior Living, said Gurugram marked an important step in the company’s expansion into North India. He said the partnership would enable Manasum to introduce its operating model to the Delhi-NCR market, with a focus on sales and long-term management of the senior living community.
