HMDA plots draw strong auction bids
57 of 70 plots sold in Mokila and Bachupally, fetching ₹101.51 crore, with bidding patterns offering insights into buyer demand and plot values.
The Hyderabad Metropolitan Development Authority’s (HMDA) e-auction of 70 residential plots in Mokila and Bachupally drew strong interest from homebuyers and investors, with 57 plots sold and total revenue of around ₹101.51 crore.
Mokila accounted for the larger share of the sales. Of the plots offered in the layout, 32 were sold, with the highest bid reaching ₹87,500 per square yard. The average auction price stood at ₹63,511 per square yard, generating approximately ₹66.48 crore.
In Bachupally, 25 plots were sold. The highest bid touched ₹67,500 per square yard, while the average auction price was ₹51,991 per square yard. The layout generated around ₹35.03 crore.
Together, the two layouts generated more than ₹100 crore from the 57 successful bids, underlining the willingness of buyers to pay for plotted properties in established growth corridors around Hyderabad.
The response is significant because both Mokila and Bachupally have emerged as established residential markets, supported by road connectivity, expanding housing development and proximity to Hyderabad’s western and north-western employment corridors. Plotted developments in such locations continue to attract buyers looking for land ownership as well as investors seeking longer-term appreciation.
However, the auction numbers need to be read with some caution. An HMDA auction price is not automatically the prevailing market rate for the surrounding area.
Auction prices are determined by competitive bidding among a limited number of participants for specific plots. Individual plot characteristics such as location within the layout, road frontage, size, corner position and other attributes can influence the final bid. The number of bidders and the level of competition on the auction day can also affect the outcome.
The highest bid, in particular, should not be used as a benchmark for valuing every plot or property in Mokila or Bachupally. Even the average auction price represents the prices achieved for the specific plots sold, rather than a broad market valuation.
For buyers and investors, the auction results are therefore best viewed as an indicator of interest in these locations, rather than a direct measure of market value. Prevailing transaction prices, plot-specific characteristics and comparable sales should be considered before making investment decisions.
