PROPERTY PULSE
The Hyderabad Metropolitan Development Authority (HMDA) is targeting revenue of around ₹2,000 crore through the auction of 114 land parcels across Hyderabad in November. The proposed auctions cover premium locations, including Kokapet Neopolis, Raidurg, and Banjara Hills, as well as Bachupally, Inmulnarva, Ameenpur, Kapra, and Suraram.
The programme includes high-value parcels in West Hyderabad, where recent government land auctions have attracted strong bids. In Kokapet Neopolis, Plot No. 17, measuring 4.59 acres, carries a reserve price of ₹120 crore per acre. A 3.15-acre parcel in Moosapet, near Kukatpally, has a reserve price of ₹99 crore per acre.
HMDA has also set a reserve price of ₹1.50 lakh per square yard for an 8,591-square-yard plot in Kokapet. A 1,815-square-yard parcel in Raidurg’s Naukhalasa village has a reserve price of ₹1.75 lakh per square yard.
Banjara Hills & Other Locations
Eight plots in Hakimpet village, Banjara Hills, measuring between 1,084 and 1,437 square yards each, are also included in the auction programme. Their reserve price is ₹2 lakh per square yard. The proposed sale follows an earlier dispute involving land claims raised by Yamuna Nagar Society, which the Revenue Department reportedly rejected.
The auction list includes 50 plots in Bachupally and 45 in Inmulnarva, along with parcels in Ameenpur, Kapra, and Suraram. Excluding Banjara Hills, reserve prices across the listed locations range from ₹15,000 to ₹55,000 per square yard.

Auctions in November
The auctions are scheduled for November 12, 20, 23, 25 and 27. HMDA’s revenue target reflects the scale of the proposed sale programme and the premium reserve prices attached to several parcels. Previous Neopolis auctions reportedly generated ₹4,000–₹5,000 crore, while recent auctions in Raidurg fetched bids exceeding ₹200 crore per acre.
These transactions provide a benchmark for the upcoming sales, although the final revenue will depend on bidder participation and the prices realised against reserve prices.
