Bengaluru recorded the highest year-on-year residential price appreciation among major Indian cities in the July–September 2026 quarter, while Hyderabad registered the slowest growth, according to a report by NoBroker.com. Home prices in Bengaluru rose 14.5 per cent, compared with 5.6 per cent in Hyderabad.

Delhi recorded price growth of 10.6 per cent, followed by Chennai at 10.2 per cent, Mumbai at 8.9 per cent and Pune at 7.7 per cent. Bengaluru maintained its lead for the third consecutive quarter, with the average residential price rising from ₹9,863 to ₹11,293 per sq. ft.

Housing demand increased 14 per cent year-on-year, while new project launches declined 12 per cent to 15,180 units. Employment growth in the IT sector and global capability centres continued to support housing demand, the report said.

In Hyderabad, the average residential price stood at ₹8,732 per sq. ft. Annual price growth moderated from 9 per cent in Q2 2026 to 5.6 per cent in Q3, following 5.1 per cent growth in Q1. The report attributed the moderation partly to substantial ongoing housing projects and anticipated supply.

The figures indicate differences in price growth across the two technology-driven housing markets. However, slower appreciation does not imply falling property prices or uniform conditions across Hyderabad.

Micro-market trends, connectivity, project quality and competing supply can influence prices differently across locations. For homebuyers, the moderation may provide an opportunity to assess projects and negotiate, depending on local demand and inventory.

Purchase decisions should take into account the total acquisition cost, home-loan interest rates and affordable monthly instalments, rather than relying on citywide price-growth figures alone.
