Five-year commercial deal strengthens rental income portfolio, to fetch ₹17 lakh a month

Bollywood actor Hrithik Roshan has leased out a commercial office in Mumbai's Andheri West to biotechnology company Clearsynth Labs Ltd. under a five-year agreement, further expanding his income-generating real estate portfolio. Under the lease, Roshan will receive a monthly rental of ₹17 lakh during the first three years. The rent will increase to ₹19.55 lakh per month for the remaining two years, in line with the escalation clause included in the agreement.

The lease is effective from April 1, 2026, to March 31, 2031. The office space measures around 6,000 sq. ft. Registered lease documents also show that the tenant has paid a security deposit, a standard feature in long-term commercial leasing agreements. Commercial leasing continues to remain a preferred investment avenue for high-net-worth individuals seeking stable rental income from prime office assets.

Long-term leases with periodic rent escalation provide predictable cash flows while offering tenants business continuity. Roshan has steadily built a portfolio of commercial real estate assets over the years. He already earns rental income from an office property in Goregaon and has previously leased commercial space at the World Trade Center in Pune. The latest Andheri lease further strengthens his presence in Mumbai's commercial property market.
