Arshad Warsi sells Mumbai property for ₹6.25 cr

Bollywood actor Arshad Warsi has demonstrated the long-term wealth creation potential of commercial real estate by selling a retail property in Mumbai for ₹6.25 crore, nearly three times the price he paid more than a decade ago. Property registration documents show that Warsi and his wife, Maria Goretti, had jointly purchased the 930-sq.-ft.commercial unit at Kamala Crossroads in Andheri West in 2012 for ₹2.12 crore. The property has now been sold to Bharat Generics, with the transaction registered in May.

The buyer paid ₹37.50 lakh in stamp duty and ₹30,000 towards registration charges. The deal highlights the strong appreciation witnessed by commercial real estate in Mumbai's western suburbs over the past decade. Andheri East and Andheri West have evolved into major business destinations, supported by Metro connectivity, corporate offices, entertainment companies, retail activity and a vibrant commercial ecosystem. Industry observers say commercial properties continue to attract investors seeking a combination of rental income and long-term capital appreciation.

Unlike residential assets, well-located office and retail spaces often benefit from sustained business demand and limited supply in established commercial districts. The transaction also reflects a broader investment trend among Bollywood celebrities, many of whom are diversifying into income-generating commercial assets. Actors including Amitabh Bachchan, Ajay Devgn, Kajol, Sara Ali Khanand Kartik Aaryan have invested in commercial properties across Mumbai, underlining growing confidence in the segment's long-term investment potential.
