The Telangana Government has notified 22 major road corridors across Hyderabad as commercial roads while approving road widening proposals on several key stretches, a move expected to influence future redevelopment and commercial activity along these corridors.
The notification, issued through G.O.Ms. No. 179 dated July 1, 2026, confirms draft variations to the HMDA Master Plans after no objections were received during the statutory public consultation period. The revised plans cover road corridors across GHMC, Cyberabad and Malkajgiri, including areas such as Kapra, Uppal, LB Nagar, Hayathnagar, Charminar, Jubilee Hills, Serilingampally, Quthbullapur, Amberpet, Secunderabad and Malkajgiri.
Major road widening
Among the largest projects is the widening of the Habsiguda Metro Station-Nagole Musi Bridge corridor via Uppal Junction and LB Nagar Junction from 30 metres to 60 metres over 9.21 km.
Another important proposal widens the Uppal Ring Road-Chaderghat Junction stretch via Nimboliadda, Golnaka, Amberpet and Ramanthapur TV Studio from 30 metres to 60 metres across 7.78 km.
Road widening has also been approved on several important corridors in Kapra, Hayathnagar, LB Nagar, Champapet, Charminar and Cyberabad, including the Cyber Towers-Madhapur Metro Station road, which will be widened from 30 metres to 36 metres.
Commercial development
With the notification, eligible properties abutting these corridors can be considered for commercial development in accordance with the HMDA Master Plan and applicable building regulations.
However, the Government clarified that lands earmarked for industrial, manufacturing, open space, conservation, recreation, water bodies, forests, logistics and other protected land-use categories will continue to retain their existing zoning and will not automatically become commercial simply because they are located along these roads.
Impact fee applicable
The notification also reiterates that developments along these notified commercial corridors will attract impact fees in addition to regular building permission charges, as prescribed under G.O.Ms. No. 102 of July 3, 2021.
For properties within the ORR, ground-floor developments will attract an impact fee of 6 per cent of the basic land value or ₹300 per sq. ft. of built-up area, whichever is higher. Buildings above Ground+1 will attract 3 per cent of the basic land value or ₹150 per sq. ft., whichever is higher.
For properties outside the ORR, the corresponding impact fee will be 2 per cent or ₹100 per sq. ft. for ground-floor developments and 1 per cent or ₹50 per sq. ft. for buildings above Ground+1, whichever is higher.
Urban planners say the revised road network and commercial corridor notification are expected to support long-term mobility, redevelopment and planned commercial growth across several parts of Hyderabad.
