When we think of premium luxury projects, we usually look toward Dubai. Its structures have become modern icons of luxury living. But today, Kokapet’s Poulomi Palazzo stands as a grand, futuristic, ultra-luxury project that can rival even Dubai. A look at the model flat alone makes you feel like you’ve stepped into another world—crafted with stunning attention to detail. Here’s what Poulomi Estates Director Prashanth Rao has to say..

“We launched Poulomi Palazzo three years ago. It is one of Hyderabad’s most luxurious residential projects. The entire project will be completed in the next 18 months. We executed everything as planned—and executed it brilliantly. In the last 5–6 years, Kokapet has transformed into a premium destination. Demand has skyrocketed. With Jubilee Hills and Banjara Hills becoming commercially crowded, many people are shifting here. The recent auction prices clearly reflect the rising demand. Several high-rise projects have come up in the past few years, and many more are coming. Paolomi Palazzo is among the top premium luxury developments. Kokapet is undoubtedly turning into a Future City.”

24-Feet Balcony Height
Poulomi Palazzo is a 55-floor luxury tower spread across 2.3 acres with 141 apartments—all 4 BHK units. The flats come in two sizes: 8,100 sq ft and 6,225 sq ft. Two major highlights define this project, Double-height balconies and Massive living area—over 1,000 sft. Combined, the space is large enough to host 50 to 100 guests for dining, perfectly suiting Telugu families who frequently entertain guests. Every room has a balcony. The main balcony has a height of 24 feet.

“We brought a villa concept into a high-rise,” Prashanth Rao says. “People want to sit in natural air and enjoy privacy. Villas don’t offer full privacy due to open lawns and neighbors. But here, the double-height balcony gives an open, airy feel while ensuring full privacy, as no one faces you.”

Apartments Begin from the 6th Floor
The ground to 5th floors are entirely dedicated to the clubhouse, and residential units start from the 6th floor. The clubhouse features, Shuttle court, Squash court Volleyball and pickleball courts, Gym, Olympic-size swimming pool, Indoor jogging track with EPDM flooring (safe for elderly knees) and This allows residents to walk comfortably indoors during monsoon and winter.

The 52nd floor houses an infinity pool with a view of Gandipet Lake. There is also a world-class spa and multipurpose hall. In most apartments, balcony clothes lines are visible from the outside. Here, since apartments start from the 6th floor, the first five floors are filled with lush greenery—giving residents a refreshing view from every side. The 34th-floor slab is currently completed. About 21 floors remain. The project is moving toward handover by the end of next year.
