Hyderabad Registers 19,250 Housing Sales in H1; Prices Rise 7%: Indrasena Reddy, President

Hyderabad’s residential market remained resilient in the first half of 2026, recording 19,250 housing sales, up about 1% year-on-year, while average property prices increased 7% to around ₹8,250 per sq. ft., according to K. Indrasena Reddy, President, CREDAI Telangana and Founder & Managing Director, Giridhari Homes.

Stable housing demand, firm property prices and record office leasing continue to support Hyderabad's residential market. Mid and premium housing segments remain the key demand drivers, while infrastructure expansion and employment growth are expected to sustain long-term market growth. 

Housing sales in the first half of 2026 stood at 19,250 units, roughly one per cent up year-on-year, while average prices rose about seven per cent to approximately Rs. 8,250 per square foot. Volumes are flat but values are up. Nationally, sales across the top eight cities declined four per cent. So flat, in this environment, is actually outperformance, said K. Indrasena Reddy, President, CREDAI Telangana and Founder & Managing Director, Giridhari Homes. 

According to Indrasena Reddy, Hyderabad is holding its ground while most other metropolitan markets are witnessing corrections. Housing sales have remained stable, prices continue to strengthen and the city has recorded its highest-ever office leasing during the first half of the year. He said the market is being driven primarily by end-users rather than investors, making the current growth more sustainable. 

The strongest demand is coming from homes priced between Rs. 80 lakh and Rs. 2.5 crore, particularly among professionals employed in Global Capability Centres (GCCs) and the pharmaceutical sector, Indrasena Reddy noted. Villas and larger 3 BHK homes are also witnessing healthy demand. However, affordable housing continues to face pressure as rising land and construction costs have made it difficult to deliver projects within lower price brackets. 

Speaking about the company's portfolio, Indrasena Reddy said Giridhari Homes is completing 18 years of operations and currently has a residential portfolio comprising Happiness Hub, Kismeth, Vue and 24 Carat at Kismathpur, along with Haldi Golf County, an integrated golf and villa development. Vue has received its Occupancy Certificate (OC), with buyers taking possession, while Happiness Hub is in its final phase of construction, he added. The 24 Carat project is at an earlier stage of construction, while Haldi Golf County is in the final stages of signing a partnership with a prominent international hotel brand for its hospitality component. 

Outlining the company's future plans, Indrasena said Giridhari Homes will continue to focus on completing and delivering its existing residential projects while expanding Haldi Golf County into a larger leisure destination through its upcoming hospitality partnership. The long-term strategy is centred on experience-driven developments rather than simply adding residential inventory. 

As President of CREDAI Telangana, Indrasena Reddy said the industry's immediate priorities include improving the ease and speed of doing business, strengthening quality standards among developers and reviving collaboration across the sector. CREDAI Telangana has recently submitted recommendations on the Fire Department's NBCS-2026 checklists and the simplified Provisional No Objection Certificate (NOC), while preparations are underway to revive STATECON after a gap of four years with participation from all 16 CREDAI chapters. 

He also called for policy reforms, including a single-window approval system with defined timelines, greater clarity in government orders, rationalisation of impact fees and environmental charges, and effective implementation of the strengthened Transferable Development Rights (TDR) policy to improve project viability, particularly for smaller developers. 

On Hyderabad's long-term growth prospects, Indrasena Reddy said the city's next phase of development will be driven not only by residential demand but also by experience-led real estate, supported by infrastructure, employment and lifestyle-oriented projects.
