The Telangana Government is examining a new approach for the GO 111 region, with a high-level expert committee recommending limited development permissions in select villages located within the Outer Ring Road (ORR). Instead of extending relaxations across all 84 villages covered under GO 111, the proposal focuses on granting controlled development permissions in only six to seven villages within the ORR limits.

According to sources, the committee has suggested a balanced model that protects the twin reservoirs of Osman Sagar and Himayat Sagar while allowing regulated growth. The recommendations include strengthening sewage treatment infrastructure, preserving natural stormwater channels and implementing alternative drainage systems to ensure the long-term protection of the reservoirs.

A key proposal under consideration is the creation of a dedicated Sports Zone within parts of the GO 111 area. The committee has recommended the development of sports complexes, training centres, playgrounds and international-standard sports facilities, positioning the region as a potential sports hub for Hyderabad.

The report also recommends low-density development, allowing only environmentally sustainable projects such as green buildings, villa communities and eco-friendly recreational facilities. High-density apartment projects and large-scale urban construction have been discouraged to maintain the ecological balance of the region. 

Experts believe that this model could support development without affecting the catchment areas and natural water flow systems feeding the twin reservoirs. The committee has also suggested retaining significant portions of the region as conservation and green zones.

Real estate stakeholders are closely monitoring the government's decision, as any relaxation in select villages could increase land values and create opportunities for sports, recreation and sustainable residential projects in the GO 111 region.
