Hyd 3BHKs remain cheaper than metros
Hyderabad continues to offer relatively affordable 3BHK homes compared with major Indian metros, despite steady growth in residential prices.

A 3BHK home in Hyderabad still costs considerably less than one in Mumbai, Delhi or Bengaluru, even as the city’s residential market continues to register steady price growth. August 2026 market data puts Hyderabad’s average 3BHK price at around ₹7,900 per sq ft, giving it a significant price advantage over the country’s most expensive metros.
At Hyderabad’s average rate, a 1,500 sq ft 3BHK would cost about ₹1.19 crore, while a 1,800 sq ft home would work out to around ₹1.42 crore. A 2,000 sq ft apartment would be approximately ₹1.58 crore, before accounting for parking, registration, interiors and other charges.
West Hyderabad pushes the average higher
The city-wide number masks a much wider spread within Hyderabad. Premium western locations are already well above the average. Current Housing.com data puts the average property price at around ₹8,012 per sq ft across Hyderabad, compared with about ₹11,263 in Kokapet, ₹9,556 in Narsingi and ₹8,902 in Kondapur.
For a buyer with a ₹1.5 crore budget, therefore, the question is less about whether Hyderabad is affordable and more about what the budget can buy in a particular location. A smaller 3BHK in an established premium corridor could cost the same as a larger home with more amenities in an emerging locality.
The comparison with other metros therefore comes with an important caveat: Hyderabad is cheaper, but it is not a static market. Prices are moving upward as employment, infrastructure and premium housing demand expand.
