In a competitive housing market, location remains one of the most important factors influencing a buyer's decision. However, real estate observers say the growing use of neighbouring landmark locations in project marketing is creating confusion among some homebuyers.
A recent example involved a residential project promoted using the name of a well-established micro-market despite being located several kilometres away. Buyers who visited the project after responding to advertisements reportedly expressed disappointment upon discovering the actual location.
Industry experts say such practices may generate enquiries in the short term but can ultimately weaken buyer confidence.
As Hyderabad expands, boundaries between micro-markets are becoming increasingly blurred. Areas such as Aminpur, Bachupally, Tellapur, Kollur and other emerging suburbs often benefit from proximity to better-known locations. While highlighting connectivity advantages is a legitimate marketing practice, experts say projects should be presented using their actual location identity.
Transparency has become even more important as buyers conduct extensive research before making purchase decisions. Most homebuyers today compare locations, commuting times, infrastructure, social amenities and future development prospects before finalising a purchase.
Real estate consultants argue that every location has its own strengths. Instead of relying on association with established markets, developers can focus on factors such as connectivity, pricing, amenities, infrastructure and future growth potential.
The industry has spent years improving transparency through regulatory reforms, RERA compliance and better disclosure standards. Maintaining buyer confidence requires that project marketing evolve along the same principles.
In an increasingly informed market, credibility may prove to be a stronger sales tool than exaggerated location claims.
