Buying a high-rise? Check safety essentials

Fire protection and emergency systems are as important as luxury amenities

A rooftop pool, modern clubhouse, premium interiors and panoramic views often influence homebuyers when choosing a high-rise apartment. However, experts say one of the most important aspects of any residential tower is frequently overlooked—its safety systems.

Before paying the booking amount, buyers should ensure that the project meets essential fire and life safety standards. Unlike an independent house, residents in high-rise buildings depend entirely on the building's emergency infrastructure during a fire or other emergency.

Efficient evacuation systems, fire protection equipment and regular maintenance can make a critical difference in protecting lives. Experts recommend verifying seven key safety features before purchasing a high-rise apartment.

The first is an addressable fire detection and alarm system that can accurately identify the location of smoke or fire and alert emergency responders immediately. Buyers should also check whether the project has an adequate sprinkler system supported by dedicated fire water tanks, functional fire pumps and regular maintenance.

Emergency staircases deserve equal attention. Stairwells should be smoke-proof, fitted with fire-rated doors and equipped with emergency lighting to facilitate safe evacuation during power failures. Prospective buyers are advised to inspect these staircases during site visits rather than relying only on brochures.

Electrical safety is another critical factor. With growing use of air conditioners, electric vehicle chargers and other high-load appliances, the building's electrical infrastructure should comply with Bureau of Indian Standards (BIS) specifications and include adequate fault protection.

Projects offering EV charging facilities should also have proper ventilation and specialised fire suppression arrangements to address lithium-ion battery fires. An integrated Building Management System (BMS) that monitors fire protection, electrical systems and other essential services can further enhance emergency response and building safety.

Before finalising the purchase, buyers should request copies of the Fire Department No Objection Certificate (NOC), third-party fire safety audit reports and maintenance records. Developers with compliant projects should be able to provide these documents without hesitation.

While premium amenities add value to a project, experts emphasise that a building's true quality is measured by its ability to protect residents during emergencies.
