Co-Living Finds Space in Hyderabad’s Rental Market
Co-living is emerging as a growing segment of Hyderabad’s rental market, positioned between traditional apartments and hostels.
Managed accommodation is creating a new rental segment for tenants and property owners
Hyderabad’s rental market is developing a new segment between conventional apartments and hostels. Co-living spaces, offering furnished accommodation and multiple services under one roof, are increasingly attracting young professionals and students moving to the city for jobs and higher education.
IT corridors drive demand
HITEC City, Madhapur, Gachibowli, Financial District, Kondapur, Nanakramguda and Raidurg are among the locations where demand for managed shared accommodation is emerging alongside conventional rentals.
Rentals start around ₹10,000
Costs vary considerably depending on location, room configuration and amenities. Shared accommodation can be available for around ₹10,000–₹15,000 a month in some locations, while premium single or air-conditioned rooms can cost ₹20,000–₹30,000 or more.
New opportunity for property owners
The growth of co-living is creating another rental-income model for property owners. Operators can lease and manage apartments, independent buildings and mixed-use properties close to employment and education centres, converting conventional space into professionally managed accommodation.
More than just shared rooms
Typical co-living facilities provide furnished rooms, Wi-Fi, housekeeping, laundry, security and CCTV. Premium properties may add gyms, co-working spaces, lounges, gaming areas, parking and other common facilities.
Rental market moves beyond the 2-BHK
Hyderabad’s rental market has traditionally been dominated by family-oriented 2- and 3-BHK homes and student hostels. Co-living, serviced apartments and studio formats are creating options between these categories.
For the real estate market, the significance of co-living goes beyond changing tenant preferences. It creates another way for residential properties to generate rental income and gives developers and owners an opportunity to respond to a growing population of mobile workers and students.
