Medchal–Shamirpet belt offers a lower entry point as North Hyderabad expands

As Hyderabad expands beyond the Outer Ring Road, emerging residential markets are attracting buyers and long-term investors. With land prices in established locations such as Kokapet, Gachibowli and Nanakramguda moving beyond the budgets of many buyers, attention is shifting towards corridors farther from the city's core employment hubs.

The Medchal–Shamirpet–Thumkunta–Gundlapochampally belt is among the areas gaining attention in North Hyderabad. Highway connectivity, educational institutions, hospitals, villa developments and gated communities are gradually adding to the area's residential appeal.

Medchal plots average ₹30,891

In Q2 2026, the average residential plot price in Medchal was around ₹30,891 per sq yard, up 4 per cent quarter-on-quarter. Average apartment prices were around ₹4,487 per sq ft, while independent houses averaged ₹8,792 per sq ft. Prices vary considerably within Medchal. Locations close to IDA, major roads and established development command premiums, while interior locations can offer lower entry points. A current listing, for instance, quotes around ₹45 lakh for a 130-sq-yard plot.

Shamirpet and Thumkunta widen the choice

Shamirpet offers relatively lower land prices along with access to established North Hyderabad locations. Current listings and project quotations indicate that plots in some locations are available from around ₹20,000–₹35,000 per sq yard, while premium developments can command more.

Thumkunta, between Medchal and Shamirpet, is also developing as a residential market. Plot prices vary significantly depending on road access, layout approvals, location and surrounding development.

The Kompally price gap

The difference becomes clearer when compared with established Kompally. Its average residential plot price was around ₹72,005 per sq yard in Q2 2026, more than twice the Medchal average. Apartments averaged ₹6,432 per sq ft, while independent houses averaged ₹6,938 per sq ft. This price differential is one reason emerging locations such as Medchal, Shamirpet and Thumkunta are attracting buyers seeking larger plots at a lower entry cost.

Housing market grows alongside plots

The corridor is not limited to plotted development. Apartments, independent houses and villa projects are also expanding as the residential base grows. In Shamirpet, 130–150-sq-yard plots can cost roughly ₹35–50 lakh at the lower end, while larger plots and premium projects can move substantially higher. This gives buyers a wide range of options, although advertised prices should not be treated as transaction values.

Infrastructure will decide the next phase

The belt has several ingredients for further growth, including highway connectivity, expanding housing, educational and healthcare facilities and proximity to established North Hyderabad markets. However, future appreciation will depend on how quickly roads, public transport, drainage, water supply and other social infrastructure keep pace with residential development. For now, the attraction is the price gap: compared with established Kompally, parts of the Medchal–Shamirpet–Thumkunta belt offer a significantly lower entry point for buyers looking beyond the ORR.
