State pushes NOCs as Centre examines ₹38,595-crore expansion plan

Hyderabad Metro Phase-2 is moving through another round of clearances, with the Telangana government working to secure the No Objection Certificates (NOCs) and other approvals required for the Centre’s examination of the proposed expansion. The project is not yet a Central sanction, but the State is pushing to remove technical and administrative hurdles so that the approval process can move forward. The proposed network would extend Metro connectivity to several of Hyderabad’s rapidly developing peripheral and employment corridors.

122.9-km expansion

The Phase-2 proposal covers seven corridors spanning 122.9 km at an estimated cost of ₹38,595 crore. Telangana has submitted a comprehensive Detailed Project Report (DPR) to the Centre and has proposed implementing the project as a joint venture between the Central and State governments.

The proposed corridors are Nagole–Shamshabad Airport, Raidurg–Kokapet Neopolis, MGBS–Chandrayangutta, Miyapur–Patancheru, LB Nagar–Hayathnagar, JBS New–Medchal and JBS New–Shamirpet. The Airport–Bharat Future City corridor is being proposed separately as Phase-3.

NOCs become the next hurdle

As the Centre examines the Phase-2 proposal, clearances from different agencies will be important for sections involving railway crossings, the Musi River, gas pipelines, land and airport-related areas. The State has been seeking coordination among the concerned departments to speed up these clearances. Earlier discussions between Chief Minister A. Revanth Reddy and Union ministers have also focused on obtaining approval and determining the funding and implementation structure.

Seven corridors, wider reach

The proposed expansion would take the Metro beyond much of its existing footprint. The western corridor would extend towards Patancheru and Kokapet Neopolis, while the northern corridors would reach Medchal and Shamirpet. The airport corridor would extend the network towards Shamshabad, while the Old City and eastern corridors would improve connectivity across other growing parts of Hyderabad. For areas that currently depend heavily on road transport, Metro access could eventually reduce dependence on private vehicles and improve access to employment centres.

Potential real estate impact

Metro expansion has implications beyond urban mobility. If the proposed corridors are ultimately approved, funded and built, stations along Patancheru, Kokapet Neopolis, Medchal, Shamirpet, Hayathnagar and the airport corridor could become new focal points for residential and commercial development.

Developers could increasingly consider transit access when planning projects, while existing residential markets could gain from improved connectivity. However, buyers and investors should distinguish between a proposed Metro corridor and an operational Metro line. Until approvals, funding, construction and commissioning are completed, the real estate impact remains potential rather than guaranteed.

Approval remains the milestone

The State has already submitted the DPR and is seeking Central approval for the ₹38,595-crore project. With inter-departmental clearances being pursued, the immediate focus is on completing the requirements needed for the proposal to progress through the approval process. If cleared and implemented, Phase-2 would significantly expand Hyderabad’s Metro footprint and could influence the city’s next wave of transit-oriented real estate development.
