India’s ultra-luxury housing market is seeing a growing number of transactions crossing the ₹100-crore mark, with recent deals in Gurugram and Mumbai highlighting the depth of demand at the top end.
The reported ₹271-crore penthouse transaction at DLF’s The Dahlias in Gurugram and the ₹110.41-crore apartment purchase at Three Sixty West in Mumbai show how buyers at the highest end are willing to pay substantial premiums for large homes in established luxury developments.
The market is being supported by high-net-worth buyers seeking larger residences, limited availability of trophy homes and premium locations. Gurugram and Mumbai have emerged as two of the strongest markets for such transactions, alongside other luxury markets including Delhi-NCR and Hyderabad.
Unlike the broader residential market, the ultra-luxury segment is driven by a relatively small pool of buyers and a limited supply of very large residences. As a result, individual transactions can have a significant impact on headline market values.
The increasing frequency of ₹100-crore-plus deals also reflects the widening value spectrum of India’s luxury housing market, where penthouses and large-format residences are increasingly being treated as trophy assets rather than conventional homes.
