South Hyderabad is emerging as a key growth corridor, with land prices rising sharply in areas such as Adibatla and Mucherla amid infrastructure expansion and increasing corporate presence.
Industry estimates indicate that land prices in parts of the corridor have risen by up to 30 per cent, driven by projects such as the proposed “Future City” and IT expansion plans.
A key driver is the proposed Bharat Future City in Mucherla, planned over about 765 sq km. In nearby mandals such as Kandukur and Kadthal, land prices have risen from around ₹1.5 crore to nearly ₹4 crore per acre following the announcement.
Infrastructure development is supporting this trend. The government has proposed a metro rail extension, a 100-metre-wide greenfield road from the Raviryala Outer Ring Road exit, and a dedicated metro corridor to improve connectivity.
Adibatla is emerging as a major employment hub with the presence of companies such as TCS, Foxconn and Tata Aerospace. Plot prices here have risen to between ₹25,000 and ₹45,000 per sq yard. The operational Ranga Reddy District Collectorate has further supported demand in the region.
Budvel is also witnessing increased activity and is being positioned as an emerging IT-linked zone.
Proximity to the Rajiv Gandhi International Airport continues to drive demand in areas such as Shamshabad and Tukkuguda, supported by connectivity through the Outer Ring Road and the Srisailam Highway, along with developments such as Aero City.
