For many Hyderabad residents, Chevella has long meant a quiet escape — stretches of banyan-lined roads, sparse traffic, scattered farmhouses and unhurried drives towards Anantagiri Hills. It was a landscape defined more by open land and weekend getaways than by real estate conversations.

That image is now beginning to change, as the region is gradually emerging as a real estate destination, as rising property prices within the city push buyers to explore locations on the outskirts. Backed by improving connectivity and upcoming infrastructure such as the Regional Ring Road, Chevella is witnessing growing interest from both investors and end-users, marking a shift from a peripheral escape to an active development corridor.

Rising property prices within the city and along established corridors have pushed both investors and end-users to explore locations further out. At the same time, infrastructure projects such as the proposed Regional Ring Road (RRR) are improving accessibility to these areas, driving interest in regions like Chevella.

Located within reachable distance of key employment hubs, Chevella benefits from its proximity to the IT corridor. The area is about 38 km from Mehdipatnam and around 40 km from Gachibowli, making it accessible within an hour. Connectivity is supported by road networks and public transport services linking it to Hyderabad.

Infrastructure development is also playing a role in shaping demand. The long-pending Bijapur road expansion is progressing, while the inter-state road from Telangana Police Academy to Manneguda, declared a national highway, is being upgraded into a four-lane corridor. With land acquisition largely completed, the project is expected to improve connectivity further over the next two years.

Real estate activity has already picked up in nearby locations such as Shankarpally and Moinabad, where villa developments and farmhouses have seen steady demand. As prices in these areas rise, buyers are increasingly turning to Chevella and Shabad.

Land prices in Chevella and surrounding areas have seen a steady upward movement over the past year. Acre prices, which were around ₹1.5 crore earlier, are now quoting ₹2 crore and above in several pockets. Road-facing parcels command higher premiums, with prices ranging between ₹2.5 crore and ₹3 crore per acre.

Demand remains strong in locations such as Kandawada, Alur, Gundal and Chandan Velli, while HMDA-approved layouts are seeing increased traction among middle-class buyers. Plot prices in these layouts range between ₹12,000 and ₹20,000 per square yard, with even older panchayat-approved layouts witnessing appreciation.

Developers have begun acquiring land in anticipation of future demand, particularly in villages such as Kandawada, Dameragidda and Chevella, which fall under HMDA master plan residential zones. Projects in the region range from plotted developments to villas and farmhouses, catering to a mix of investors and end-users.

Government initiatives are also contributing to activity in the region. Plans to develop residential layouts in nearby areas, along with industrial growth in Shabad mandal, are expected to support long-term demand for housing.
