Premium housing is accounting for a larger share of residential purchases as buyers show greater willingness to spend on larger homes, better locations, amenities and managed services. Across seven major Indian cities, homes priced at ₹1 crore and above accounted for around 62 per cent of residential sales in the first nine months of 2025.

The shift reflects both higher property prices and changing buyer preferences. Affluent households are increasingly seeking larger homes, better security, wellness facilities, lifestyle amenities and professionally managed community services. For Hyderabad, the trend is relevant in western and southern growth corridors where larger homes and premium gated communities have become a significant part of new supply.

The key question is whether premium demand can expand without creating a mismatch between asking prices and household affordability. Buyers should compare project-level pricing with actual transaction values and location fundamentals.
