New growth corridors come into focus
Hyderabad's plot market is shifting beyond established western hotspots such as Kokapet, Narsingi, Kollur, and Tellapur as rising land prices push buyers toward emerging growth corridors.
Infrastructure projects are reshaping demand beyond the city's established western corridor.
Property PULSE
Hyderabad's plot market is entering a new phase as infrastructure projects begin to shift buyer interest beyond the city's traditional growth centres. With land prices in Kokapet, Narsingi, Kollur and Tellapur having risen sharply over the past few years, many buyers are now exploring emerging corridors that still offer relatively affordable entry points.
Industry experts say the next phase of growth is likely to be driven less by speculation and more by infrastructure. Projects such as the Regional Ring Road (RRR), Future City, Airport Corridor, Metro Rail expansion and new industrial clusters are expected to improve accessibility and create fresh demand across several suburban locations.
Maheshwaram
Maheshwaram remains one of South Hyderabad's most closely watched markets due to its proximity to Future City, the Electronics Manufacturing Cluster, Hardware Park and Rajiv Gandhi International Airport. Buyers looking for long-term appreciation continue to track the area as government projects move forward.
Indicative prices
HMDA/DTCP layouts: ₹18,000-35,000 per sq. yd.
Gram Panchayat layouts: ₹9,000-16,000 per sq. yd.
Shankarpally
As prices in Hyderabad's western micro-markets continue to rise, Shankarpally has emerged as an alternative for buyers seeking larger plots at comparatively lower prices. Its connectivity to the Financial District and western employment hubs continues to support demand.
Kandukur-Yacharam-Kadthal
This corridor remains among the more affordable options in the southern growth belt. Improved connectivity and its proximity to the proposed Future City have sustained investor interest, while entry prices remain lower than in many established markets.
Isnapur-Patancheru
Supported by the Mumbai Highway, established industries and a healthy resale market, the Isnapur-Patancheru belt continues to attract both end-users and investors seeking locations with existing employment drivers.
Chevella
Chevella offers comparatively affordable land and abundant availability, making it a preferred choice for buyers with a longer investment horizon. Planned infrastructure improvements are expected to support future demand.
While these corridors offer different advantages, experts caution that infrastructure announcements alone should not drive investment decisions. Factors such as approved layouts, clear land titles, road connectivity, civic infrastructure and actual project execution remain equally important.
