Housing sales across India’s nine major primary residential markets declined 6 per cent year-on-year in the July-September 2026 quarter, with 1,03,170 homes sold compared with 1,09,420 units a year earlier, according to real estate data analytics firm PropEquity. New supply stood at 98,165 units, down 2 per cent year-on-year and 15 per cent from the previous quarter.

The moderation was attributed to subdued demand, global economic uncertainties and the seasonal slowdown during the monsoon quarter. Sales also fell 4 per cent sequentially, although absorption remained above fresh supply across the nine markets by nearly 5,000 units.

Hyderabad bucks the trend

Hyderabad recorded an 11 per cent year-on-year increase in housing sales, with 15,470 units sold in July-September compared with 13,890 units in the same period last year. The city was among only three markets to record annual sales growth, alongside Navi Mumbai and Bengaluru.

However, Hyderabad also recorded the sharpest increase in fresh supply among the nine markets. New launches jumped 68 per cent year-on-year to 22,090 units. This was substantially higher than the 15,470 homes sold during the quarter, creating a significant gap between new supply and quarterly absorption.

Among the other major markets, sales declined 17 per cent each in Chennai and Kolkata, 16 per cent in Pune, 12 per cent in Delhi-NCR, 11 per cent in Thane and 8 per cent in Mumbai. Navi Mumbai recorded 12 per cent growth, while Bengaluru rose 1 per cent.
