Branded residences are emerging as one of the fastest-growing segments of India's luxury housing market, attracting affluent buyers and Non-Resident Indians (NRIs) seeking homes that offer exclusivity, professionally managed services and an elevated living experience. More than just premium apartments, these developments are designed to deliver a globally benchmarked lifestyle through partnerships with internationally recognised hospitality, fashion and luxury brands.

In India, homeownership has long symbolised financial security and success. Today, however, buyers in the luxury segment are placing greater emphasis on design philosophy, personalised services, wellness amenities and the credibility associated with established global brands. For many, the appeal lies in owning a home that delivers a seamless living experience rather than simply a prestigious address.

The trend is particularly resonating with NRIs, who value the confidence that comes with internationally recognised brands, professional property management and consistent service standards. Developers believe this growing preference reflects changing aspirations among India's high-net-worth individuals. Prashanth Rao, managing director, Poulomi Estates, says luxury homebuyers today are looking beyond size and location.

According to him, thoughtfully designed residences, superior construction quality, premium services and brand credibility are becoming key differentiators in the luxury housing segment, especially among affluent buyers and NRIs. Although still at an early stage in India, the branded residences segment is expanding steadily. According to a recent Savills report, the number of branded residences across the Asia-Pacific region has grown by 55 per cent over the past five years, driven by rising domestic wealth, growing demand for service-oriented living and an expanding pipeline of luxury developments in countries including India, Vietnam and Thailand.

Industry experts believe branded residences will continue to gain traction as buyers increasingly seek homes that combine quality construction, curated experiences and long-term value with the assurance of globally recognised brands.
