After Jubilee Hills and Banjara Hills, Manikonda has emerged as one of Hyderabad’s most sought-after residential locations. Over the last 25 years, and especially in the past decade, Manikonda has undergone a transformation beyond recognition. Once, land here struggled to fetch even ₹1,000 per square yard. Today, prices exceed ₹1.5 lakh per square yard, with apartment and villa prices soaring accordingly.

Manikonda now ranks among Hyderabad’s prime residential areas, alongside Banjara Hills, Jubilee Hills, Madhapur, Gachibowli, and HITEC City. What was once a village has become a key urban hub and a “hotcake” in Greater Hyderabad’s real estate market. The area has increasingly attracted celebrities and prominent figures from the film, political, and business sectors. Many who once lived in Jubilee Hills and Banjara Hills have shifted to Manikonda, particularly film and television personalities.

Manikonda’s excellent connectivity is a major advantage. It is just 7 km from Jubilee Hills, 5 km from Film Nagar, 10 minutes from Gachibowli, and 15 minutes from Mehdipatnam. International schools, engineering colleges, corporate hospitals, shopping malls, multiplexes, and sports academies are all located nearby. RTC buses operate every 15 minutes from Secunderabad and Mehdipatnam, while the Raidurg Metro Station is just 15 minutes away. The Outer Ring Road is only 6 km from Manikonda.

In 1998, land prices in Manikonda were just ₹750 per square yard, when Muppas developed the Panchavati Colony. Over time, apartment and independent house constructions began, with the development of Lanco Hills marking a turning point that transformed Manikonda into a prime location. Today, land prices on main roads touch ₹2 lakh per square yard, while interior areas command around ₹1.5 lakh per square yard. Apartment prices have risen from ₹2,500 per sq ft a decade ago to ₹7,000–₹12,000 per sq ft, depending on the project.

Villas are also in high demand, with prices ranging from ₹7 crore to ₹20 crore, based on location, size, and amenities. Meanwhile, affordable apartments priced between ₹80 lakh and ₹1 crore in interior areas are enabling middle-class families to fulfill their dream of owning a home in Manikonda.
