₹1,040-Crore Raidurgam Land Deal: Vamsiram Builders to Develop 20 Lakh Sq Ft Landmark IT Park in Hyderabad

Vamsiram Builders has acquired a prime 5.09-acre plot in Raidurgam for ₹1,040 crore and plans to develop a 20 lakh sq. ft. landmark commercial tower with IT, retail, and hotel spaces.

Hyderabad-based Vamsiram Builders has acquired a prime 5.09-acre land parcel in Raidurgam's Knowledge City corridor for approximately ₹1,040 crore through a Telangana Government Infrastructure & Investment Corporation (TGIIC) e-auction. The company secured the plot at ₹204 crore per acre, representing a 46.76% premium over the reserve price, highlighting the strong demand for premium commercial land in Hyderabad.

The developer plans to build a 30-storey, 145-metre-tall mixed-use commercial tower with a total built-up area of 20 lakh sq. ft. The project will feature a distinctive U-shaped design with a landscaped central garden and will integrate premium IT office space, retail outlets, and a hotel under one roof.

Vamsiram Builders CMD B. Subba Reddy said the project aims to create a landmark development that reflects Hyderabad’s growing global stature as a business destination. An international architectural firm will be engaged to design the project, which is expected to be completed within four years.

Located in the heart of Hyderabad’s Secondary Business District (SBD-I), Raidurgam continues to witness strong demand from technology and multinational companies. With limited Grade A office supply and rising leasing activity, the project is expected to attract global occupiers, investors, and hospitality operators while further strengthening Hyderabad’s commercial real estate market.
