Telangana to Implement Revised Property Market Values from JUNE 5: Minister Ponguleti

The Telangana government will implement revised land and property market values across the state from September 5, Revenue, Housing, and Information & Public Relations Minister Ponguleti Srinivasa Reddy announced. The revision follows a Cabinet decision aimed at rationalizing property values in areas where government valuations significantly differed from actual market prices.

The Minister said the exercise was carried out scientifically and based on extensive field-level studies, taking into account recommendations from experts, senior officials, and economic assessments. Authorities reviewed registration trends, open market prices, and the gap between prevailing market rates and government valuations across Telangana.

According to the Minister, previous revisions undertaken in 2021-22 were largely percentage-based and lacked comprehensive ground-level studies, resulting in under-valuation in some locations and over-valuation in others. To address these disparities, market values were reassessed across all 144 Sub-Registrar Office jurisdictions through rural and urban valuation committees.

The revised rates consider factors such as regional growth potential, infrastructure development, land auctions, demand trends, industrial expansion, and connectivity projects including the ORR and RRR. The government has also rationalized flat valuations and updated construction rates to reflect rising material and labour costs. The move is expected to improve transparency in land transactions, support economic growth, and enhance government revenues.
