The Indian Green Building Council (IGBC) on Monday said Assam’s new green building incentive policy, offering additional Floor Area Ratio (FAR) benefits, will significantly accelerate climate-resilient urban development in the state and the Northeast.

The statement came at the 2nd Green Assam Conclave 2026, organised by the IGBC Northeast Chapter in Guwahati, which brought together senior government officials, urban planners, developers, architects and sustainability experts.

Under Assam’s policy, projects certified by IGBC are eligible for FAR incentives of 3 per cent for Silver, 6 per cent for Gold and 9 per cent for Platinum ratings, aimed at promoting certified green buildings and sustainable construction practices.

Addressing the inaugural session, Housing and Urban Affairs Secretary Jeevan B said the incentives balance economic viability with environmental responsibility and position Assam as a frontrunner in climate-resilient development in the Northeast. IGBC Northeast Chapter Chairman J N Khataniar said the alignment of FAR incentives with IGBC certification has made green buildings commercially attractive, helping the region contribute to India’s Net Zero 2070 goal.

A panel discussion on “Policy to Profitability” focused on on-ground implementation of FAR incentives, while technical sessions highlighted region-specific sustainable construction solutions and green materials. IGBC said it has registered over 18,850 green building projects across India, covering more than 15 billion sq ft, and continues to work with state governments to scale up sustainable infrastructure.
