Increased availability of flats, prices going beyond the reach of the middle class, the Trump tariff effect — whatever the reasons may be, Hyderabad’s real estate sector has been struggling with weak sales for the past two years. With the introduction of TDR (Transferable Development Rights), some builders have even decided to take a break from the sector for a few years.

Now, if farmhouses are permitted in the PUR (Peri-Urban Region) area, it could deliver an unprecedented blow to flat sales in the city. Experts warn that buyers may shift their focus toward farmhouses in suburban areas instead of purchasing apartments in the city.

On one hand, the Chief Minister has repeatedly emphasized giving priority to manufacturing, industrial, and defense sectors in the PUR region. A master plan has been prepared to develop the area between the Outer Ring Road (ORR) and the Regional Ring Road (RRR) as a strong peri-urban economic growth zone.

If, all of a sudden, permission is granted for farmhouses in this region, there is a serious risk that the entire PUR zone could turn into a non-productive region. In such a scenario, how can we achieve the trillion-dollar economy goal? Is it realistic to reach a three-trillion-dollar economy by 2047?

Real estate experts are urging Chief Minister Revanth Reddy to focus on this issue and take an appropriate decision in the larger economic interest.
