The Skyven at Kokapet to redefine opulence
755-ft luxury skyscraper brings AI-enabled systems, hospitality-led planning and rooftop lifestyle spaces to Hyderabad’s western corridor

Hyderabad’s luxury residential skyline is entering a new vertical phase with the unveiling of The Skyven, a 63-floor residential skyscraper rising 755 feet in Kokapet, positioned as South India’s first AI-ready smart residential tower.
Developed by E-Infra and Pingle Ventures & Realty (PVR), the project comes up near Hyderabad’s Financial District within Kokapet, a micro-market that has rapidly evolved into one of the city’s largest high-rise luxury housing clusters due to its connectivity to Gachibowli, HITEC City and the Outer Ring Road network.
Standing at 233 metres, The Skyven is among the tallest residential developments announced in South India and reflects Hyderabad’s increasing shift toward large-scale vertical luxury communities targeted at technology professionals, GCC leadership and high-income buyers.
The tower comprises around 210 ultra-luxury residences including 4 BHK apartments, sky villas and penthouses designed around large-format layouts, integrated smart infrastructure and hospitality-inspired living.
Apartment sizes range between approximately 5,662 sq ft and 6,278 sq ft, with floor-to-ceiling heights of nearly 12 feet.
A key differentiator is the project’s AI-enabled building ecosystem, which integrates energy management, security systems, climate control, access monitoring and maintenance operations into a centralised smart infrastructure framework.
Planning within the tower follows a five-star hospitality model with segregation between resident movement, logistics access and service operations.
Dedicated elevator cores operate independently from the basement level to improve privacy and efficiency, while two-wheeler and four-wheeler circulation systems have also been separated to streamline movement inside the development.
The project additionally incorporates dedicated support spaces for childcare, elder care and day-to-day assistance requirements, reflecting a more service-oriented residential format increasingly seen in global luxury housing projects.
According to Snehit Reddy Meda, partner at Skyven, the project is also being positioned to attract younger professionals looking for more experiential residential environments.
He added that the project has already witnessed early traction from buyers across Hyderabad, Vijayawada and the NRI segment, with around 35 units reportedly sold during the initial phase.
The design philosophy also places emphasis on operational durability and long-term usability rather than purely certification-led sustainability metrics.
Another major feature is the integration of landscaped green decks across the tower, with nearly 500 metres of landscaped zones planned on every floor as functional outdoor spaces rather than decorative pockets.
At the top of the tower, the developers are creating “The Everest” rooftop club, positioned as a signature leisure destination featuring an infinity pool, wellness spaces, sky lounges, observatory areas and curated viewing decks overlooking the Hyderabad skyline.
The project’s amenity planning has also been designed around lower-density usage ratios compared to conventional luxury high-rises, according to the developers.
Additional project features include multi-level clubhouse facilities, private sky decks in select homes, L-shaped balconies, dedicated home theatre and family lounge spaces, EV charging infrastructure, helipad provision, high-speed elevators and AI-based layered security systems.
From a market perspective, the project enters Hyderabad’s luxury residential segment at a time when demand is increasingly being driven by buyers seeking larger homes, integrated amenities, privacy-oriented layouts and globally benchmarked residential experiences.
At 63 floors and 755 feet, The Skyven adds a new scale to Hyderabad’s skyline while reinforcing Kokapet’s emergence as the city’s dominant luxury high-rise corridor.
