Isha Project Puts Shabad on Realty Radar
Shabad in Rangareddy district is attracting real estate interest following a proposed ₹900-crore Isha Foundation project spread across 300 acres in Regadi Doswada and Tallapalli villages.
PROPERTY PULSE
Shabad is emerging as a new area of interest on Hyderabad’s real estate map, with a proposed spiritual, educational and wellness project by Isha Foundation expected to bring greater visibility to the region.
Known for its agricultural land, farmlands and peaceful surroundings, the area could see new opportunities in hospitality, commercial activity and residential development.
Proposed to be developed in two phases, the project involves an estimated investment of ₹900 crore. The planned facilities include a spiritual centre, an Adiyogi statue, educational institutions, yoga and wellness facilities, visitor accommodation, and agroforestry initiatives.
If implemented as proposed, the campus could attract visitors and generate demand for transport, accommodation, food services, and other supporting businesses. Its potential real estate impact could extend beyond the project site, depending on the development of supporting infrastructure and commercial activity.

Buyers' Interests
The proposed project is not the only factor shaping Shabad’s real estate prospects. Industrial activity, Hyderabad’s urban expansion and connectivity to Rajiv Gandhi International Airport are also influencing interest in the southern and southwestern parts of the city.
Buyers may increasingly explore land in villages near the proposed campus, plots connected to major roads and locations that could accommodate future commercial activities. However, the extent of any increase in land values will depend on the progress of construction, improvements in connectivity, land-use approvals and actual demand.
The project’s potential to attract visitors and businesses could strengthen Shabad’s profile as a destination beyond agricultural and industrial activity. The pace of this transition, however, will depend on how quickly the proposed facilities and supporting infrastructure take shape.
Demand for Agricultural Land
Shabad has attracted buyers seeking spacious properties and quieter surroundings, with agricultural land, farmlands and weekend homes forming part of the local market. If the project becomes operational and visitor numbers increase, demand for these property segments could receive a further boost.
Neighbouring areas such as Chevella, Moinabad, and Shankarpally also attract buyers, although land prices vary significantly according to location, road connectivity and land classification.
Agricultural land in Shabad is reportedly priced at around ₹1.5 crore to ₹3.5 crore per acre, with some premium locations commanding higher rates. These prices reflect reported market quotations and may vary depending on the property's location and characteristics.
