Hyderabad Deepavali Property Offers: Discounts, 10:90 Plans & EMI Relief

Homebuyers looking to book a flat this Deepavali may find developers offering relief not just through discounts, but also through payment plans that reduce the amount payable during construction. In Hyderabad, festive offers include 10:90 payment schemes, deferred pre-EMIs, floor-rise charge waivers, booking price locks and direct price concessions. These schemes can ease the initial financial burden, but the actual savings depend on the property's base price, payment terms and charges.

Prestige Group is offering different incentives at two Hyderabad projects. At Prestige Golden Grove in Velimela, the 28.7-acre township comprises 52-storey towers with 5,120 apartments in 2, 3 and 4 BHK configurations, with prices starting at around Rs 93 lakh. Its festive offer includes a waiver of floor-rise charges (FRC), which can save buyers Rs 50 to Rs 100 per sq ft per floor on upper-level apartments. At Prestige Spring Heights in Budvel, expression of interest (EOI) amounts are Rs 7 lakh for a 3 BHK and Rs 10 lakh for a 4 BHK, alongside bank tie-ups offering deferred pre-EMI schedules.

TEAM4 LifeSpaces is offering booking flexibility at TEAM4 Nyla in Miyapur, spread across 6.02 acres. The project has three 35-floor towers with 946 units, amounting to about 157 units per acre. With a base rate of around Rs 8,300 per sq ft and 2 and 3 BHK homes starting at Rs 99.59 lakh, the festive package includes customised staggered payment schedules and waivers on preferred location charges (PLC) for early bookings.

Anvita Group is promoting a 10:90 payment scheme across 10 million sq ft of under-construction residential space in Hyderabad. Buyers pay 10% at booking, while the developer services pre-EMI interest until physical handover. The scheme covers Anvita High 9, a 30-storey project featuring a 1.6-km skywalk, and Anvita Ivana, priced at Rs 7,500 to Rs 7,999 per sq ft. Anvita Park Side, a 50-acre villa community, instead offers direct base-rate discounts and registration charge subsidies.

ASBL (Ashoka Builders India Ltd.) follows a reimbursement model, crediting buyers for monthly pre-EMI interest until terrace slab completion rather than paying the bank directly. ASBL Spectra in Gachibowli has a base price starting at around Rs 6,499 per sq ft, while ASBL Legacy at RTC X Roads offers structured interest-free pre-construction windows.

Urbanrise is offering a three-year no-pre-EMI holiday at The World of Joy in Ameenpur. The project comprises 42-storey towers with 2,500 units, starting at Rs 85 lakh. Under the advertised scheme, buyers pay neither principal instalments nor interest during the first 36 months of construction.

The offers differ by project type. Large high-rise developments with 2,000 to more than 5,000 homes typically use 10:90 plans, pre-EMI support, floor-rise waivers and EOI price locks to attract bookings. Villa communities and lower-density developments favour direct price cuts of Rs 500 to Rs 750 per sq ft and registration-related concessions.

However, buyers should compare the overall property cost before choosing a festive scheme. Subvention plans may carry base rates 5% to 8% higher than comparable construction-linked payment plans, reducing the benefit of interest savings. They should check the cost sheet for floor-rise charges, parking, amenities, GST, registration and other fees, and confirm whether advertised discounts come with booking deadlines or other conditions.

Under tripartite agreements involving the buyer, developer and bank, the home loan remains the buyer’s responsibility even if the developer promises to pay pre-EMI interest. Any missed payments could lead to recovery demands and affect the buyer’s credit score. Buyers should ensure interest-payment commitments and delay-related provisions are documented, verify the project’s TG-RERA registration and possession timeline, and obtain written confirmation of all promised waivers before booking.
