Bollywood’s Aggressive Real Estate Buying

Bollywood celebrities have aggressively invested in real estate. In November alone, Bollywood stars invested around ₹100 crore in Mumbai properties, resulting in a 20% increase in property registrations compared to last year. A total of 12,219 registrations were recorded, generating ₹1,038 crore in stamp duty collections (a 12% rise).

Several celebrities, including Saif Ali Khan, Hrithik Roshan, the Roshan family, and Sushmita Sen’s mother Subhra Sen, made major property purchases.

Saif Ali Khan

Saif purchased two office units in Andheri worth ₹30.75 crore. The units, located in Kanakia Wall Street, span 5,681 sq. ft. and include six car parking slots. He bought them from US-based pharma company Apicare Pharmaceuticals, according to registration documents.

Roshan Family

Hrithik Roshan’s father Rakesh Roshan and his wife Prameela Rakesh Roshan purchased five commercial office units in Andheri for ₹19.68 crore from VJ Spaces Pvt Ltd. Hrithik’s sister Sunaina Roshan bought two office units in the same building for ₹6.42 crore.

Later, HRX Digitech LLP (owned by Hrithik and Rakesh Roshan) and Film Kunj (owned by Prameela Roshan) jointly purchased 10 office units in Andheri West for ₹28 crore. These offices are located on the 3rd and 4th floors of Yura Business Park.

Sushmita Sen’s Mother Subhra Sen

Subhra Sen purchased two apartments in Goregaon East’s Oberoi Elysian project for ₹16.89 crore. The first unit, with a RERA carpet area of 163.59 sq. ft., was priced at ₹8.4 crore. She paid ₹42.02 lakh stamp duty and ₹30,000 registration fees. The second apartment, similar in size, was bought for ₹8.49 crore and includes a car parking slot, with ₹42.49 lakh stamp duty.

Amitabh Bachchan & Preity Zinta Sell Properties

Amitabh Bachchan sold two luxury apartments in Oberoi Exquisite (Goregaon) for ₹12 crore. He bought them for ₹8.12 crore in 2012 and sold them with a 47% gain.
Preity Zinta sold her Bandra apartment for ₹14.08 crore. The 1,474 sq. ft. apartment is located on the 11th floor of Rustomjee’s Pali Hill project. She is reportedly planning to buy another property worth ₹100 crore in Bandra using these earnings.
