Noida Tops Premium Housing Price Growth Mumbai, Gurugram and Bengaluru Follow: Savills India
Noida leads premium housing price growth in 2025, followed by Mumbai, Gurugram and Bengaluru. Savills India expects stable prices with selective growth in 2026.
Noida has emerged as the top city in terms of price appreciation for under-construction premium residential projects, according to the Savills India report for 2025. Prices of under-construction projects in Noida increased between 9% and 36%. Mumbai followed with growth of 20–30%, while Gurugram recorded 2–19% and Bengaluru 13–15% growth.
Savills expects premium home prices to remain largely stable in 2026, though growth may continue through timely project deliveries, infrastructure development and controlled supply. Commenting on the trend, Shweta Jain, Managing Director, Residential Services, Savills India, said the premium housing segment has emerged as a key growth driver in 2025 due to strong end-user demand, limited ready inventory and rising wealth among high-net-worth individuals.
Preference for well-located, branded homes with superior amenities, coupled with developers’ focus on quality and sustainability, has driven strong price appreciation. The report highlights that under-construction projects witnessed the highest growth. In Mumbai, under-construction capital values rose by 20–30% year-on-year, outperforming completed projects, which saw growth of 4–7%, driven by new launches around the Coastal Road and improved layouts in South and Central Mumbai.
