Southern Hyderabad sees villa uptick
Gated communities, airport connectivity drive demand; supply build-up moderates pace
Southern Hyderabad is emerging as a key villa growth corridor, with micro-markets such as Tukkuguda, Shamshabad and Adibatla witnessing steady activity, driven by demand for gated living, improved connectivity and proximity to the airport.
Developers are increasingly focusing on integrated villa communities, offering independent homes with features such as EV charging, home automation and energy management systems. These projects are largely clustered along the Outer Ring Road (ORR) and near the Rajiv Gandhi International Airport, positioning the region as an attractive alternative to the more saturated western corridor.
The demand is being supported by both end-users and non-resident buyers. Industry sources indicate continued participation from NRIs in the premium segment, particularly in projects offering larger land parcels and lower-density layouts.
However, the market is also showing signs of moderation.
Transaction activity has slowed in recent months, largely due to higher inventory levels across the broader residential market. While demand remains intact, buyers are becoming more selective, with greater focus on pricing, developer credibility and location advantages.
The shift reflects a more balanced market phase, where supply and pricing are playing a larger role in influencing buying decisions.
In terms of pricing, southern Hyderabad’s villa market spans a wide range depending on configuration and project scale. Entry-level villas are typically priced in the ₹2.7–₹3 crore range in Shamshabad and around ₹3.3 crore in Tukkuguda for smaller formats. Premium villas with larger built-up areas and land share are priced between ₹4–₹5 crore in Tukkuguda and ₹3.5–₹4 crore in Shamshabad.
In select high-end developments, especially those offering larger plots and premium specifications, prices can exceed ₹5–₹6 crore, particularly in Tukkuguda.
Configuration and layout remain key differentiators. In Tukkuguda, villas are typically offered in 300–350 sq yard plots, with built-up areas ranging from approximately 3,800 to 5,800 sq ft, including larger 4.5BHK and 5BHK formats. In contrast, Shamshabad projects are largely structured around 4BHK units, with built-up areas of about 3,200 to 3,900 sq ft.
These differences in size, density and specifications are reflected in pricing variations across projects.
Amenities are increasingly standardised across developments. Most gated villa communities offer clubhouses, swimming pools, gyms, landscaped gardens, sports facilities and children’s play areas, along with security features such as CCTV surveillance and gated access. Additional offerings include jogging tracks, indoor games, meditation zones and community spaces.
From a buyer perspective, the appeal lies in independent living within a managed ecosystem, combined with access to infrastructure and connectivity.
Location remains the primary differentiator. Projects closer to the ORR and airport, with better access and larger land parcels, tend to command higher prices. In contrast, relatively smaller developments with limited land share are priced more competitively, even if they offer similar base-level amenities.
Looking ahead, southern Hyderabad is expected to continue attracting interest as infrastructure improves and development expands beyond traditional hubs. However, the pace of growth will likely depend on how inventory levels are absorbed and pricing aligns with buyer expectations.
The current phase indicates a transition—from rapid expansion to a more measured, demand-driven market—where connectivity, project quality and value proposition will determine traction.
