North-West Hyd brings housing at lower price points
Standalone apartment projects below ₹75 lakh continue to find takers

For homebuyers struggling with rising apartment prices across Hyderabad's established residential corridors, North and North-West Hyderabad are increasingly emerging as affordable alternatives.
Locations such as Bachupally, Mallampet, Dundigal, Patancheru and Aminpur currently account for a sizeable share of standalone apartment projects priced below ₹75 lakh, making them attractive destinations for first-time buyers, salaried professionals and young families seeking homeownership within a manageable budget.
Unlike large integrated townships and premium gated communities, standalone residential projects typically focus on essential amenities while offering lower entry costs. This affordability advantage has become increasingly important as apartment prices in several parts of western Hyderabad continue to move beyond the reach of many middle-income households.
Real estate consultants say the North-West corridor benefits from a combination of factors, including relatively lower land costs, improving connectivity, educational institutions and access to employment hubs through the Outer Ring Road network.
The affordability gap becomes particularly visible when compared with established western micro-markets where apartment prices in many gated communities now exceed ₹8,000 per sq. ft. In contrast, several standalone projects in Bachupally, Mallampet, Dundigal, Aminpur and Patancheru continue to offer homes within the ₹50 lakh to ₹75 lakh range.
Projects across these locations are primarily targeted at buyers looking for practical homeownership solutions rather than luxury lifestyles. Most developments offer standard features such as power backup, lifts, parking facilities, CCTV surveillance, intercom systems and access-controlled entry.
Some developers are also adding selected lifestyle amenities to improve competitiveness. Facilities such as mini-theatres, indoor sports courts, gymnasiums, landscaped areas and community spaces are increasingly becoming part of standalone residential offerings.
Affordability, however, extends beyond the purchase price. Based on prevailing lending conditions, buyers generally require a monthly household income of around ₹68,000 to ₹75,000 to comfortably qualify for a home loan on a ₹50 lakh apartment. For homes priced closer to ₹75 lakh, the required monthly income typically rises to around ₹1 lakh or slightly higher, depending on loan tenure, interest rates and down-payment levels.
Industry observers believe demand for such projects is likely to remain strong as homebuyers continue balancing aspirations with affordability. While larger gated communities remain popular, standalone projects are increasingly serving an important segment of the market by providing ownership opportunities at comparatively accessible price points.
Experts advise buyers to evaluate factors such as location, construction quality, developer track record, project approvals and RERA registration before making a purchase decision. They also recommend assessing future infrastructure developments and commuting requirements rather than focusing solely on the ticket price.
As Hyderabad's residential market continues to evolve, North-West Hyderabad is emerging as one of the city's most active affordable housing corridors, offering buyers a wider range of ownership options within the sub-₹75 lakh segment.
