The Telangana Government has stepped up work on the proposed Future City project, with preparations for the master plan and land acquisition gathering pace. The initiative is expected to shape Hyderabad's next major urban expansion corridor while creating a new hub for industry, technology and residential development in South Hyderabad.
Envisaged as an integrated greenfield city, Future City is being planned as more than a conventional township. The project aims to bring together employment centres, advanced manufacturing, research, education, healthcare, housing, recreation and environmental sustainability within a single master-planned ecosystem.
According to preliminary plans, the project will cover nearly 30,000 acres, with infrastructure development proposed in phases. The first phase is expected to focus on more than 13,000 acres, while the project is estimated to directly influence around 390 villages, including 104 revenue villages, making it one of Telangana's largest planned urban development initiatives.
The proposed master plan includes more than 60 specialised zones covering sectors such as life sciences, pharmaceuticals, artificial intelligence, deep technology, data centres, electronics, electric vehicle manufacturing, green energy, logistics, financial services, sports infrastructure, knowledge campuses and skill development. The objective is to attract global investments while creating a diversified economic ecosystem.
Connectivity has been identified as one of the project's key pillars. Future City is proposed to be integrated with the Regional Ring Road (RRR), Outer Ring Road (ORR), national highways, proposed Metro Rail extensions, railway networks and radial roads, supported by a multi-modal transport system.
The government is simultaneously accelerating the identification of government land, verification of land records and acquisition of private land required for the project. Infrastructure including roads, water supply, power networks and stormwater drainage is expected to be developed in phases after land acquisition is completed.
The renewed progress has once again drawn attention to South Hyderabad's real estate market. Localities such as Shamshabad, Maheshwaram, Kandukur, Raviryal, Balapur, Farooqnagar and Ibrahimpatnam had witnessed a sharp rise in land prices after the project was announced.
Industry participants say enquiries have begun increasing again as work on the master plan gathers pace. Meanwhile, market experts advise investors to rely only on official government notifications and approved master plans before making property purchases. T
