Saroornagar Land Parcel Fetches Rs 71.44 Crore in HMDA E-Auction
A winning bid of Rs 1.64 lakh per sq. yd. underscores strong demand for well-connected land in Hyderabad’s eastern corridor.
A 4,356 sq. yd. land parcel in Saroornagar has fetched Rs 71.44 crore in an e-auction conducted by the Hyderabad Metropolitan Development Authority (HMDA) on September 7, 2026. The final bid of Rs 1.64 lakh per sq. yd. was higher than the upset price of Rs 1.50 lakh per sq. yd. set by the authority.
Located in Saroornagar Village and Mandal in Rangareddy district, the parcel is part of an established residential and commercial belt in the eastern part of Hyderabad. Saroornagar has direct connectivity to LB Nagar and Dilsukhnagar and is also linked to other parts of the city through the Inner Ring Road.
Surrounding development includes established residential neighbourhoods, retail areas, schools, hospitals and other social infrastructure. Its access to major roads also connects the locality with several employment and commercial hubs across the city.
Competitive bidding pushed the land rate from the upset price of Rs 1.50 lakh per sq. yd. to Rs 1.64 lakh per sq. yd. The 4,356 sq. yd. parcel consequently generated total revenue realisation of Rs 71.44 crore for HMDA.
For the local property market, the auction reflects continued demand for sizeable land parcels in established locations with existing infrastructure and road connectivity. Such parcels can attract interest from developers and investors looking for land with access to developed residential and commercial catchments.
Saroornagar’s location also places it within reach of major residential and commercial areas around LB Nagar, Dilsukhnagar and the wider eastern Hyderabad corridor. Its established urban infrastructure adds to the development potential of land in the locality.
HMDA’s e-auction process provides a transparent platform for disposing of authority-owned land parcels, while the strong response to the Saroornagar property highlights the value of well-connected land within the Hyderabad Metropolitan Region.
