The Pradhan Mantri Awas Yojana–Urban (PMAY-U) has crossed the one-crore mark in completed houses, marking a major milestone for the government’s urban housing programme. According to the latest official PMAY-U data, 124.93 lakh houses have been sanctioned and 100.26 lakh houses completed under the mission. Launched in June 2015, PMAY-U was designed to address the housing requirements of eligible urban families, with central assistance provided through different components covering economically weaker sections (EWS), low-income groups (LIG) and middle-income groups (MIG). The original mission has been extended up to September 30, 2026, primarily to enable completion of houses already sanctioned under PMAY-U. At the same time, the government has moved into a new phase of urban housing assistance.

ANOTHER ONE CRORE TARGET

The Centre launched PMAY-U 2.0 in September 2024, with the objective of assisting one crore additional urban families over five years, from 2024 to 2029. Under the new scheme, eligible beneficiaries can receive assistance of up to ₹2.5 lakh per housing unit, subject to the applicable scheme guidelines and beneficiary eligibility. PMAY-U 2.0 is structured around four components: Beneficiary-Led Construction (BLC), Affordable Housing in Partnership (AHP), Affordable Rental Housing (ARH), and the Interest Subsidy Scheme (ISS).

Under BLC, eligible EWS families who own land can receive assistance for constructing their own homes, subject to prescribed conditions and a maximum carpet area of 45 sq m. AHP supports affordable housing projects developed through public and private participation, while ARH is aimed at providing affordable rental housing for groups including migrants, workers and other eligible beneficiaries. The Interest Subsidy Scheme provides interest assistance on eligible housing loans, subject to the income, loan and property-related conditions prescribed under PMAY-U 2.0.

INCOME CATEGORIES

PMAY-U 2.0 has defined annual household income categories for eligibility. EWS covers households earning up to ₹3 lakh a year, LIG covers ₹3 lakh to ₹6 lakh, and MIG covers ₹6 lakh to ₹9 lakh. The scheme therefore extends beyond direct construction assistance and includes multiple routes through which eligible urban households can access housing support.

The completion of more than one crore houses under the original mission marks the scale already achieved under PMAY-U. With another one crore urban families targeted under PMAY-U 2.0, the next phase will focus on expanding access while completing the housing pipeline created under the original programme.
