Old Maheshwaram layouts see renewed interest
Plots in some ageing layouts are available at a fraction of current market rates, but buyers need to do their homework

Maheshwaram is once again attracting attention from land buyers, but not necessarily because of new launches. Instead, interest is gradually returning to several older layouts developed during the real estate boom of the early 2000s.
In parts of the Maheshwaram region, developed plots in active locations are currently trading at around ₹20,000 per sq. yard. However, land prices can vary significantly depending on location, access roads and the condition of the layout. In some older projects situated a few kilometres away from the main growth corridors, plots are reportedly available at substantially lower prices.
Many of these layouts were developed nearly two decades ago when investor interest in Maheshwaram was at its peak. NRIs and local investors purchased large parcels anticipating rapid appreciation. However, the slowdown that followed left several projects with limited development activity, weak maintenance and little price movement for many years.
As the region witnesses renewed interest driven by infrastructure development and expanding urban growth, some long-time owners are now looking to exit their investments.
Market observers say a unique opportunity may exist in certain ageing layouts where owners are willing to sell entire holdings or large plot parcels. In some cases, investor groups purchasing larger tracts together may be able to negotiate significantly lower prices than prevailing market rates.
However, experts caution that buyers should not be guided by price alone. Older layouts often require careful verification of approvals, access roads, physical demarcation, infrastructure availability and legal documentation before any investment decision is made.
The story of Maheshwaram also reflects a broader lesson in real estate. Not every location follows a straight appreciation curve. Some markets experience long periods of stagnation before attracting fresh attention as infrastructure and connectivity improve.
For long-term investors willing to undertake proper due diligence, select older layouts in Maheshwaram may once again be entering the conversation.
