As investor interest grows, market participants say corner plots are increasingly commanding a premium over regular residential plots.
According to local market estimates, HMDA- and DTCP-approved residential plots in Kongarakalan and surrounding areas are currently priced between ₹28,000 and ₹40,000 per sq. yd., while plots in well-developed ventures along major roads are quoted at up to ₹45,000 per sq. yd. Corner plots, which focus on road frontage, are priced ₹3,000-₹7,000 per sq. yd. higher, depending on location. For a 200-sq. yd. plot, this can translate into an additional ₹6 lakh to ₹12 lakh compared with a regular plot in the same project.
Why the premium?
Property consultants say corner plots generally offer better visibility, access from two roads and greater flexibility in design. In locations where planning regulations permit commercial use, such plots may also offer opportunities for neighbourhood retail establishments, offices or other commercial activities in the future. These factors often make corner plots more attractive to both end-users and investors, particularly in fast-growing suburban markets.
However, the width of adjoining roads, layout planning, approvals, drainage, power supply and future infrastructure can all influence long-term appreciation. With infrastructure projects continuing to shape the Kongarakalan region, buyers are advised to evaluate the overall quality of the project and regulatory approvals.
