Hyderabad and Ahmedabad rank among India’s most affordable housing markets, says Colliers, driven by improved price-to-income ratios and rising incomes.
Hyderabad continues to be one of the most affordable housing markets in the country. According to a new report by Colliers, Hyderabad and Ahmedabad have emerged as the most affordable real estate markets among Tier-1 cities due to improving price-to-income ratios. Steady demand, favorable interest rates, and rising incomes have strengthened home sales.
The price-to-income ratio in Tier-1 cities has improved significantly over the past 15 years—from 88.5% in 2010 to 45.3% in 2025.
In Ahmedabad, the ratio improved from 43.6 (2010) to 19.8 (2025).
In Hyderabad, it improved from 25.6 to 16.3.
Similar improvements were observed in Bengaluru (44.2 → 20.9) and Delhi-NCR (63.8 → 27.8).
Despite rising construction material costs, income growth has outpaced property price growth. Since 2010, average incomes in India have grown nearly four times, while home loans have increased tenfold—from ₹3 lakh crore in 2010 to ₹30 lakh crore in 2025.
