Hyderabad leads GCC additions as office demand rises

Another 50–70 GCCs could set up in the city within a year

Hyderabad is emerging as one of India’s key destinations for global capability centres, with the city positioned to attract another 50–70 GCCs within a year. The expansion is strengthening the city’s office demand while adding another layer to its residential and commercial growth story.

According to ANAROCK Research & Advisory and FICCI, Hyderabad had about 515 GCCs as of March 2026, compared with more than 880 in Bengaluru, about 475 in Pune and more than 280 in Chennai. Hyderabad added around 70 GCCs in FY2025, ahead of Bengaluru’s 30–35, Pune’s 15–20 and Chennai’s 12–15 additions.

The city’s GCC ecosystem employs more than three lakh people and accounts for nearly one-fifth of the country’s GCC base. Technology, engineering, BFSI, life sciences, analytics, consulting and digital operations are among the sectors contributing to the expansion.

Office leasing by GCCs in Hyderabad increased from about 1.9 million sq ft in 2021 to 4.5 million sq ft in 2025. In the first half of 2026, GCC leasing exceeded 3 million sq ft, with absorption at about 3.05 million sq ft.

Hyderabad has about 125 million sq ft of Grade-A office stock, with another 36 million sq ft under construction. Overall net office absorption reached 8.5 million sq ft in 2025 and 5.2 million sq ft in H1 2026. Vacancy declined from 26.3 per cent in 2025 to 23.5 per cent in H1 2026.

Average office rents remain lower than the national level at about ₹75 per sq ft a month compared with roughly ₹96 nationally, although premium office rents are rising. The continued GCC expansion could support demand not only for offices but also for housing, rentals, retail, hotels, restaurants and other services around employment hubs.
