Hyderabad is making rapid strides in Global Capability Centre (GCC) leasing, securing second place nationally with a 17% share, according to a latest report by Savills India. Between 2020 and 2024, Hyderabad leased 18.6 million sq ft of office space for GCCs. Bengaluru emerged as the top city during this period. Across India, total GCC leasing stood at 112 million sq ft, with Bengaluru, Hyderabad, and Pune together accounting for 70% of the total.

Overall commercial office leasing during 2020–24 amounted to 262 million sq ft, of which GCCs contributed 112 million sq ft, representing 43% of the total. Hyderabad, along with Bengaluru and Pune, has emerged as a leader in healthcare and pharma GCCs. India currently hosts around 1,800 GCCs employing 1.9 million people. By 2030, this is expected to grow to 2,200 GCCs with a workforce of 2.8 million. Annual GCC leasing is projected to reach 30 million sq ft by 2030.
