Hyderabad Accounts for 42% of Office Leasing as GCCs Drive Market Growth; JLL Opens New Business Services GCC

Global Capability Centres (GCCs) are emerging as a major driver of Hyderabad's commercial real estate market, accounting for 42 per cent of the city's total office leasing activity between 2024 and mid-2026. The city also accounted for 16 per cent of India's overall GCC leasing activity during the period, highlighting its growing appeal as a destination for multinational companies. 

Hyderabad's rise as a GCC hub is being driven by its strong talent base, world-class infrastructure and business-friendly ecosystem. Access to a large STEM talent pool and leadership in sectors such as financial services, healthcare-biotech and semiconductors continue to attract multinational companies to the city, said Dheeraj Popli, Head – Global Service Centre, India, JLL Business Services. 

According to JLL, financial services and insurance companies accounted for 34.5 per cent of Hyderabad's GCC leasing activity, making them the largest occupiers of office space. Technology companies followed with 23.2 per cent, while healthcare and biotechnology firms contributed 17 percent and engineering research and development (R&D) centres accounted for 12.1 per cent. 

Dheeraj noted that the sectoral mix reflects Hyderabad's evolution from a traditional IT hub into a diversified global business and innovation destination. He said the growing presence of GCCs across multiple sectors continues to support sustained demand for Grade A commercial office space in the city.

The newly launched Hyderabad Global Capability Centre will deliver integrated business services across finance, human resources, project management, lease administration, business process optimisation, advanced analytics and technology-enabled solutions. Dheeraj Popli said the facility will strengthen JLL Business Services, which operates across six countries and serves as the company's global operations platform, delivering mission-critical analytics and advisory services to clients worldwide. 

Designed around the theme "Layers of Hyderabad," the LEED-certified facility reflects the city's heritage and modern identity through dedicated zones inspired by architecture, landscapes, crafts and cityscapes. The workplace also incorporates wellness-focused features including barrier-free access, wheelchair-friendly workstations, height-adjustable desks, wellness rooms, abundant natural lighting, biophilic design elements, collaborative workspaces and integrated digital infrastructure to support hybrid working.  

Meanwhile, Matthew Rees, Chief Shared Service Centre Officer, JLL Business Services, said establishing the Hyderabad centre in one of India's deepest talent markets will bring together exceptional people, standardised processes and AI-enabled workflows. He said the investment supports JLL's Accelerate 2030 strategy and strengthens the services delivered to clients worldwide.
