The Hyderabad Metropolitan Development Authority (HMDA) has set an offset price of ₹120 crore per acre for land in Kokapet’s Neopolis layout for its next round of auctions, underlining the premium commanded by the city’s western corridor. The authority has also fixed a minimum price of ₹70 crore per acre for land in the Golden Mile layout. The auction process will run from August 24 to September 9.
In Kokapet, 4.59 acres in Neopolis and 0.70 acre in Golden Mile are scheduled to be auctioned on September 9. HMDA officials said the Neopolis offset price was determined after considering bids received in earlier auctions. The authority had previously received a high bid of ₹151 crore per acre, while two other transactions fetched ₹131 crore and ₹118 crore per acre.
₹3,708 crore from earlier auctions
Kokapet has emerged as one of Hyderabad’s most valuable development corridors, with successive HMDA auctions attracting substantial bids. An auction in the Neopolis layout last December reportedly generated around ₹1,000 crore. Across three earlier rounds of auctions, HMDA has earned approximately ₹3,708 crore from land sales in the area. The latest auction will provide another indication of developers’ appetite for large land parcels in the western corridor, where residential, commercial and mixed-use development has expanded rapidly.
Residential plots included
The auction will also cover residential plots in several locations across Hyderabad. These include Hydernagar near Kukatpally, Mokila near Mooinabad, Bachupally and Inmul Narva near Kothur, along with smaller parcels in Bairagiguda, Chandanagar, Suraram, Kapra, Kistareddypet and Saroornagar. In Mokila, plots measuring 300–500 sq yd have an offset price of ₹55,000 per sq yd, while the minimum price for plots in Bachupally has been fixed at ₹45,000 per sq yd. The spread of locations and price points makes the auction a broader test of Hyderabad’s land market, although the Kokapet parcels remain the headline offering. The Neopolis price in particular will be closely watched against the ₹151 crore per acre high recorded in an earlier auction.
