East Hyderabad gains ground as buyers look beyond the west
East Hyderabad is gaining attention as homebuyers and investors look beyond the traditionally dominant western corridor.
Affordability and new infrastructure are putting Bibinagar–Yadadri on the radar
Property Pulse
Hyderabad's property growth has historically been concentrated in the west. The eastern corridor around Bibinagar, Bhongir, Yadadri and Ghatkesar–Pagidipalli is now attracting attention for affordability and infrastructure potential.
Indicative plotted-project listings show 150 sq yd plots around ₹20.99 lakh, 161 sq yd around ₹22.53 lakh, 180 sq yd around ₹25.19 lakh, 195 sq yd around ₹27.29 lakh, 200 sq yd around ₹27.99 lakh and 217 sq yd around ₹30.37 lakh. Larger plots above 300 sq yd can cross ₹45 lakh.
Yadadri adds a tourism and pilgrimage component, while the proposed Regional Ring Road and Ghatkesar–Yadadri rail link could strengthen connectivity if implemented. Both remain proposals and should not be treated as operational infrastructure.
Eastward Growth
- ₹20–30 lakh covers several indicative plots.
- AIIMS Bibinagar is an emerging anchor.
- Yadadri supports pilgrimage-led economic activity.
- RRR connectivity remains a proposed project.
- Rail could strengthen the eastern corridor.
- Real value depends on infrastructure delivery.
