Tellapur–Kollur Emerge as IT Family Housing Corridor

Tellapur and Kollur are emerging as major family-housing corridors in West Hyderabad, supported by access to Gachibowli, the Financial District and HITEC City, along with a growing supply of gated communities, apartments, villas and townships.

Larger homes, IT access and gated communities reshape West Hyderabad demand

Tellapur and Kollur are emerging as major family-housing markets in West Hyderabad, driven by their access to Gachibowli, Financial District and HITEC City and the availability of larger homes in newer developments. Gated communities, townships, villas and pr emium apartments are expanding across the corridor as IT professionals and families look beyond established residential locations.

Tellapur leads on prices

In Q2 2026, the average price of multi-storey apartments in Tellapur stood at around ₹8,661 per sq ft, with listings ranging from approximately ₹6,615 to ₹10,707 per sq ft. The average rose about 1 per cent quarter-on-quarter. The longer-term increase has also been steady, from ₹6,087 per sq ft in 2023 to ₹7,084 in 2024, ₹7,651 in 2025 and ₹8,661 in Q2 2026. The market has a strong family-housing component. Current listings indicate 2-BHK prices of about ₹84 lakh–₹1.50 crore and 3-BHKs at ₹1.05 crore–₹2.50 crore. Four-bedroom apartments are listed at around ₹1.48 crore–₹3.41 crore.

Kollur offers a lower entry point

Kollur remains relatively more affordable. The average apartment price in Q2 2026 was around ₹6,630 per sq ft, with listings ranging from approximately ₹5,324 to ₹7,935 per sq ft. Prices rose about 2 per cent quarter-on-quarter. Average prices have climbed from ₹4,693 per sq ft in 2023 to ₹5,348 in 2024, ₹5,995 in 2025 and ₹6,630 in Q2 2026. Current listings put 2-BHK homes at around ₹65 lakh–₹1.21 crore and 3-BHKs at ₹88.4 lakh–₹1.82 crore. Four-bedroom apartments are listed at approximately ₹1.29 crore–₹3.71 crore. The combination of relatively lower prices and large-format developments gives Kollur a different proposition from Tellapur, particularly for buyers looking for more space within a defined budget.

Plots and villas widen the choice

The corridor’s appeal extends beyond apartments. In Q2 2026, the average residential plot price in Kollur was around ₹46,836 per sq yard, up about 8 per cent quarter-on-quarter. Listings ranged from approximately ₹33,667 to ₹60,005 per sq yard. Villa communities add a premium segment, with large gated developments offering clubhouses, sports facilities, landscaped areas and children's amenities. Depending on plot size, built-up area and specifications, villa prices in some developments can reach ₹4 crore and above ₹5 crore.

From IT corridor to family corridor

Connectivity remains the primary demand driver. Tellapur and Kollur provide access to the ORR and West Hyderabad’s employment centres, while newer developments offer larger homes and community amenities that are often difficult to find in established locations at comparable prices. As property prices and traffic pressures rise closer to established IT hubs, families are increasingly looking towards the western suburbs for a combination of space, connectivity and newer housing stock.

Tellapur is consequently developing as the more premium apartment market, while Kollur offers a relatively lower entry point with apartments, townships, villas and plots. The next phase of growth, however, will depend on infrastructure keeping pace with construction. Roads, drainage, water supply, public transport, schools and healthcare will increasingly influence the liveability and long-term value of the corridor.
